Detail and Level Survey (Topographic)
A record of a site’s physical features, ground levels, and existing structures. This survey forms the foundation for architectural design, engineering analysis, and DA submissions.
Identification Survey
An investigation into the location of existing property boundaries relative to fences, structures, and encumbrances on the land.
Boundary Marking / Peg Out Survey

Land Subdivision and Title Creation
Survey plans prepared for lodgement and registration with Land Registry Services (LRS) NSW, creating, modifying, or consolidating legal title over land.
Torrens Title Subdivision
The subdivision of an existing parcel of land into two or more separate lots, each with its own individual title.
Strata Title Subdivision
The subdivision of a building or development into individual lots with shared common property. Used for multi-dwelling developments, requiring a strata plan to be registered with LRS NSW.
Plan of Consolidation
The combination of two or more existing lots into a single parcel under one title. Often a requirement of the development where the project spans multiple existing lots.
Plan of Redefinition
A survey plan that re-establishes existing property boundaries, connecting the land to the state survey control network. Commonly required as a prerequisite for strata subdivision.
Easement Plan
A plan that creates or varies easements over land, registered on title through LRS NSW.
Compliance and Regulatory Surveys

Final Identification Survey
A boundary survey typically required as a condition of development consent, confirming that the as-built structure complies with approved setback and boundary clearance requirements. Commonly required before an occupation certificate can be issued.
Work As Executed Survey
A survey recording the finished position, level, and alignment of constructed works against the approved design drawings. Typically required by council as a condition of consent.
Preservation of Survey Infrastructure (POSI)
A legislative requirement under the Surveying and Spatial Information Act 2002 (NSW). Where development works are likely to disturb or destroy existing survey marks, a POSI audit must be carried out before construction begins. A plan of survey information may need to be registered with LRS NSW, and formal approval for the removal or disturbance of survey marks must be obtained prior to any physical works commencing. Monitoring Survey
Ongoing measurement of structures over time to detect and track movement during and after construction.
Net and Gross Lettable Area Survey
Measurement of floor areas within a commercial or retail property, calculated in accordance with the Property Council of Australia’s Method of Measurement.
